Do I pay the management fee if the property is vacant?+
No. Our 6% management fee is charged only on rent actually collected. If your property is vacant, you pay nothing until we place a tenant and rent starts coming in.
What is the 90-day initial period?+
We ask for a 90-day initial commitment so we have enough time to properly onboard your property, market it, place a tenant, and demonstrate our service. After that initial period, you can cancel at any time with 30 days written notice — no penalty.
Why is there no maintenance markup?+
Because marking up maintenance creates a perverse incentive to do more repairs, not fewer. We want your property maintained properly at fair cost. You pay the actual vendor invoice and nothing more. Maintenance is coordinated through Best Bay Services or your preferred vendor.
Are there any hidden fees I should know about?+
No. What you see on this page is the complete fee schedule. We do not charge for advertising, portal access, monthly statements, inspections during management, or tax document preparation. The only fees are management (6%), placement (50% of first month), and renewal ($200).
How does the tenant placement fee work if I only need placement?+
If you want us to find and screen a tenant but manage the property yourself, the placement fee is 50% of the first month's rent. We handle everything through move-in: marketing, showings, screening, lease execution, and the initial condition report. You take over from there.
What if I want to switch from placement-only to full management later?+
Easy. If you start with placement-only and decide you want full-service management, we can transition the property at any time. The 6% management fee begins on the next rent collection period.
Do you charge extra for emergency maintenance calls?+
We do not charge an additional fee for coordinating emergency maintenance. The vendor may charge after-hours rates for their labor, but our coordination is included in the management fee.
